Legal
Terms of use
This site explains how the firm works. It does not advise you on your property, and reading it does not make us your lawyers.
Who publishes this site
Tierra Firme is the property division of Simple Legal Consulting, a Costa Rican law firm at Futura Business and Plaza, Oficina A105, Lindora, Santa Ana, San José. The firm is responsible for the content published here.
Information, not advice
The pages, reports, cost tables and journal notes are orientation material. Tax rates, thresholds, closing percentages and procedural requirements change, and they depend on the municipality, the registry value, the classification of the land and the contract. Nothing here is a legal opinion on your matter, and no result described on this site is a promise of a result in yours.
When a professional relationship starts
Only when we have confirmed in writing that we accept an engagement, agreed its scope and its fee, and completed the conflict checks. Sending the property form, booking a call, or writing to us does not create that relationship, and it does not make us responsible for a deadline you may have with a seller.
Technical work and who signs it
Surveying, technical inspection, architectural and engineering work is prepared and signed by the licensed professional responsible for that scope. Tierra Firme coordinates the assignment and carries the legal work. Where a third professional is engaged, their own terms and their own professional liability apply to their deliverable.
Prices and estimates
Percentages and amounts shown, including in the cost calculator, are estimates produced from published rates. They are not a quotation. The binding figure is the one we confirm in writing for your transaction, and taxes are assessed in colones, so a dollar estimate moves with the exchange rate.
Content and use
The texts, images, the collection catalogue material and the design of this site belong to the firm or are used with permission. You may read, quote briefly with attribution and link to the pages. You may not republish the reports, the photographs or the art documentation as your own.
Governing law
These terms are governed by the laws of Costa Rica. Any dispute concerning the use of this site is subject to the courts of San José, without prejudice to the arbitration clause agreed in a specific engagement.
Working draft prepared for the site. It should be reviewed by counsel together with the firm's engagement letter before publication.
