The team

Six people, one file, the same standard.

A purchase needs a lawyer, a notary, a surveyor, an architect and often an accountant. Most buyers meet them one invoice at a time. Here they are together, with what each one signs, because a property decision is collaborative work.

Jocelyne García Rodríguez

Jocelyne García Rodríguez

Public notary

Authorises the deeds, powers, affidavits and certified copies a closing depends on, and explains what each instrument does to a client who is not a lawyer.

Deeds, powers, affidavits, protocolisations.

Manuel Echeverría

Manuel Echeverría

Of counsel, litigation

Civil and commercial disputes. He prices the fight against the value at stake before recommending it, and often the answer is a clause instead of a claim.

Claims, defences, settlement strategy.

Vladimir Guzmán

Vladimir Guzmán

Public accountant

Prepares the income certifications and supporting records banks, immigration and investment procedures ask for, and keeps the corporate books in audit shape.

Income certifications, financial statements.

José Daniel Segura Víquez

José Daniel Segura Víquez

Lead architect

Trained in Costa Rica and Italy. Reads terrain, water and access, then compares development scenarios before anyone draws a house.

Site analysis, preliminary planning.

Diego Espinoza Salas

Diego Espinoza Salas

Registered surveyor, ID 6703

Measures and represents the physical property: boundaries, occupation, georeferencing, contours and the comparison against the cadastral plan.

Surveys, plans, boundary reports.

We work to the same standard: the registry read line by line, the plan compared with the fence, the contract checked against the escrow instructions. Regulated notarial, accounting, surveying, architectural and engineering work is prepared and signed by the licensed professional responsible for that scope. Tierra Firme carries the legal strategy and keeps one file.

No one in this team works alone on a file, and no one is above being asked why. The lawyer coordinates, the specialists decide their own scope, and the client hears the same answer from all of us.

If a matter needs a discipline we do not have in house, we say so and bring the right professional in. That is cheaper than pretending the firm does everything.

Send the property before you sign.

One lawyer answers, and one lawyer stays on the file. The rest of the team comes in when the parcel needs them, not before.
